Alton founded Lightsey & Associates, P.A. in 1999 and brings more than 30 years of experience practicing commercial real estate law.
He is a graduate of the University of Florida (B.A. – 1985; J.D. with honors – 1988) and a member of the University of Florida Hall of Fame. During school, Alton was a member of Florida Blue Key (President – 1987), Alpha Tau Omega Fraternity, the Law Review, and was elected to the Phi Beta Kappa society. His Note, The Independent Counsel and the Supreme Court’s Separation of Powers Jurisprudence was published in 40 U. Fla. L. Rev. 563 (1988). He has earned a Martindale-Hubbell “AV” rating.

Matthew S. Smith
Matt joined Lightsey in 2010 and has more than 20 years of experience in commercial real estate transactions, land development, land use, and as Vice President and General Counsel of a land development company.
Matt has represented a diverse client base including real estate developers of various asset types, investors, homebuilders, a publicly traded energy company, other publicly traded companies, REITs, owners, purchasers, landlords, tenants, two of Florida's public universities, and businesses working through permitting issues or financial obstacles.
Before law school, Matt worked as a Financial Analyst in the Municipal Finance industry where he focused on creating financial models for funding major public facilities, infrastructure, and utilities. As a lawyer, he has used his unique experience to successfully negotiate complex public/private partnerships and has broad experience working with CDDs, Cities, Counties, public utilities, and other governmental entities.
He has received numerous recognitions in his career. In 2006, he was singled out as the “Best of the Bar” by the Orlando Business Journal, and he was voted one of Florida Trend’s 2012 Florida Legal Elite. Matt received the National Leadership in Governance Award from the non-profit AMIkids (2002), was selected as one of the 40 Under 40 by the Florida Real Estate Journal (2009), and he carries the highest rating of “AV” by Martindale-Hubbell.
Matt graduated with honors from both the University of Florida (BSBA, Economics, 1992), and the University of Florida College of Law (1997).
Matt served as Vice President and General Counsel of Lake Nona, a large real estate development company, an he has been a partner at two of the largest law firms in the country: Baker & Hostetler, LLP, and Akerman Senterfitt. He currently serves on the Board of Directors of Pineloch Management, a commercial real estate leasing, development, and mining company.
